Factors to consider when considering a new commercial low slope roofing system: Does your current roof have at least some slope? We recommend at least 1/8” per foot slope if possible. Ponding water can deteriorate a roofing system. The National Roofing Contractors Association defines ponding water as water left on a roof 48 hours after a rain. A qualified roofing contractor will design a roof system to remove water as quickly as possible. Is there moisture in your roof system? If you have wet roofing material, it needs to be removed. Leaving wet insulation in a re-roof situation can lead to latent moisture within the building as well as blistering in your new roof system. Wet roofing insulation does not insulate your building. Is your roof a high traffic area? If roof durability is a concern, steps should be taken to accommodate these needs. High traffic roof areas may require an aggregate surface or walk pads to protect your new roofing system. Not all roofing systems are created equal in this respect. Is the roof area you’re looking to replace visible to others? While not known as being aesthetically pleasing, there are commercial roofing products that work great in roof areas visible to the public. Vegetative roofing systems and some modified asphalt roofing products are two examples. What are your cost restrictions? Cost is almost always a concern when replacing a roof. Quality craftsmanship and proper roof design practices should not be sacrificed due to budgetary concerns, however.
